What the salary evidence actually says
RICS’s building-surveyor guide reports the junior and most-senior medians from Macdonald & Company’s 2025 UK research. RICS does not give the building-surveyor subgroup sizes on that page. The London figures describe that sample; they do not establish a premium for every London vacancy or reliable pay bands for other regions.
We have not combined these sources into a UK average or used them to predict your next salary. No current UKTJ vacancy sample was used for these figures. The older assistant, established, senior and day-rate ranges on this page have been withdrawn because we could not substantiate them.
Compare offers by responsibility and total package
• Graduate or assistant: who checks your inspections and reports? Ask about study time, assessment support and the review point for your salary.
• Experienced surveyor: which surveys will you handle independently, how many reports are expected, and how much travel sits behind the advertised working week?
• Chartered or senior: does the job add client ownership, staff supervision, fee targets or responsibility for reviewing other people’s work? Ask which parts are reflected in basic pay.
• Consultant or contractor: what work is chargeable, who supplies insurance and software, and when will invoices be paid?
Put basic salary, any car allowance, pension contribution and bonus rules on separate lines when comparing offers. Ask whether a bonus is guaranteed or discretionary and whether travel costs are reimbursed. A higher headline figure may leave you with less spare income if it brings a longer commute or extra unpaid time.
Chartership and progression: ask for the pay-review terms
The sources reviewed here do not establish a guaranteed pay rise from becoming a Member of the Royal Institution of Chartered Surveyors (MRICS). They also do not prove which specialism raises an individual’s salary fastest.
If an employer offers support towards chartership, ask who will supervise you, what costs and study time are covered, and whether completing an agreed milestone triggers a salary review. Get the review terms in writing. Bring examples of an inspection, report or project decision you handled, explaining your own contribution without sharing confidential client material.

Employed salary versus day rate
Offer-comparison method: multiply the quoted day rate by the days you realistically expect to invoice. The result is gross revenue before business costs and personal deductions, not an annual salary or take-home pay.
For a surveying practice, ask about professional indemnity insurance, inspection and reporting software, travel, equipment and responsibility for rework. Allow for time spent preparing quotes, writing reports and collecting payments if it cannot be billed separately. Include gaps between contracts, sickness and holidays in your planning.
Do not multiply a daily rate by every weekday of the year and compare the result directly with an employed package. Contract terms and employment status need their own review; this page is not tax or legal advice.
